BUILDING MAINTENANCE SPECIALIST


 

Under general direction of the Physical Plant Supervisor, the Building Maintenance Specialist (BMS) position is responsible for maintaining State owned facilities, which includes the physical structures, mechanical/electrical systems, and utilities. Responsible for requesting purchase orders and maintaining required documentation associated with work orders and time keeping. This position is required to know building system codes, OSHA requirements and safe working techniques and procedures. Works independently with limited supervision, and will utilize excellent communication, organizational, and management skills in order to achieve positive task outcomes for agency customers and stake holders. This position may be asked to accommodate after-hours emergency work, as well as leading and training co-workers when applicable. Significant travel in the assigned region is required with possible over-night stay based on site location; drive long hours to multiple work locations in a variety of weather conditions such as extreme cold, heat, high winds and blowing dust; remote or rugged terrain.


Job Duties:

Maintain and repair physical building structures, HVAC systems, electrical systems, water systems and associated equipment. Execute preventative maintenance programs, building inspections which include, but not limited to repairing or replacing filters, lights, walls.

Receive and document work orders through the agency's computer maintenance management system, TRIRIGA. Document purchases made with P-Card; maintain shop and vehicles in optimum working condition.

Cost and order materials to make necessary repairs; inspect work projects and determine if work stoppage is necessary; Maintain power tools; interpret blue prints and schematics.

Maintain and update required training. Participate in AMS activities.

Knowledge, Skills & Abilities (KSAs):

Knowledge of:

Construction equipment and materials

Best practices involving new construction, remodels and building repairs

Federal, State, and local building codes and procedures

State Procurement rules and procedures

Google and Microsoft products; email, spreadsheets

Skills in:

Construction skills associated with the building trades

Utilization of power/hand tools and heavy construction equipment

Use of TRI RIGA for documenting work orders and materials

Utilize general office equipment; computers/software, copiers

Reconfiguring, building and deconstructing modular furniture

Ability to:

Diagnose construction, electrical or mechanical problems which might impact or compromise the safety of buildings, structures and facilities

Execute and maintain preventative maintenance programs

Communicate effectively with customers, stakeholders, vendors and contractors

Read and interpret blueprints and schematics

Learn and use a computer and computer software applications


Selective Preference(s):

Two years experience in Building Maintenance and repairs.

Pre-Employment Requirements:

Must posses a current Arizona Driver's License with an acceptable 39 month driving history.

Employment is contingent upon passing a physical examination.

Any employee operating a motor vehicle on State business must possess and retain a current, valid class-appropriate driver’s license, complete all required training, and successfully pass all necessary driver’s license record checks. The license must be current, unexpired, and neither revoked nor suspended. Employees who drive on state business are subject to driver’s license record checks, must maintain acceptable driving records, and must complete all required driver training. An employee who operates a personally owned vehicle on state business shall maintain the statutorily required liability insurance (see Arizona Administrative Code (A.A.C.) R2-10-207.11).
