SUMMARY:
Responsible for abstracting leases, amendments and renewals as well as drafting lease related tenant communications, maintaining lease f! iles and ensuring lease terms are met.

Responsibilities/Duties

RESPONSBILITIES/TASKS:
Oversight of new leases, lease renewals and lease expansions for commercial office properties.
Prepare lease abstracts for all leases and related amendments.
Coordinate with property accounting department on maintenance of property and tenant information.
Assist property managers and/or asset managers with collection of rents and other legal related issues with tenants.
Prepare and review all lease documents, including verification of square footage, rental rate, existing options, first rights and general lease language.
Coordinate with leasing agents, property managers, asset managers and attorneys on leasing documentation.
Maintain all lease files.
Prepare and update all lease abstracts.
Verify that lease terms meet all lender requirements and obtain lender approvals when required.
Prepare and track estoppels and SNDAs. Track lease rights and options of tenants and send notificati! ons when appropriate.
Prepare and send holdover letters to tenants prior to lease expiration.
Track tenant letters of credit and notify tenants about expiration when appropriate.
Discuss delinquent tenants with property managers and/or asset managers, send default letter when applicable and work with outside counsel if eviction or legal action is required.
Assist with acquisitions and dispositions of properties as needed.

Required Experience

Minimum 5 years of experience in property management or commercial leasing. Real estate paralegal or lease administrator in the commercial real estate industry is strongly preferred.

Required Education Bachelor's degree preferred.
Required Qualifications

Thorough knowledge of legal issues relating to commercial leases
Prior experience with lease abstract software programs (e.g., Realogic Abstract)
Thorough knowledge of Microsoft Office programs including Word and Excel
! Strong oral and written communication skills. Ability to read and analyze documents. Ability to prepare written reports and correspondence.
Ability to manage multiple projects and tasks
