Summary
The Sr. Lien Release Processors primary responsibility is to generate recordable lien releases on paid off loans within each states guidelines and 2nd release requests from settlement agents or mortgagors.
Responsibilities
- Prepare document requests and appropriate release forms after pay off.
- Complete due diligence to verify loan is paid off / Closed and approved for lien release.
- Prepare and upload vendor spreadsheets, proving all required borrower and third party information, for each Paid in full loans and HE second! requests to be processed by vendor.
- For lien releases prepared in house, generate the appropriate lien release form, according to the state and circulate forms for officer and notary signatures.
- Mail releases out by certified mail or overnight mail.
- Analyze vendors release report, check hold queue for missing documentation, and follow up on loans approaching late compliance.
- Log all releases using PIF tracking system on daily basis.
- Generate letters for return of Deed of Trust, Note and recorded releases to mortgagors after filing.
- Answer customer over flow calls, escalated inquiries and prioritize with vendor.
- Work with our external vendor and attend weekly status meetings.
- Process releases for mortgage loans, co-op loans, home equity and specialized loans.
- Work with vendor to create custom release docs and letters.
- Work with bank attorney for co-op loans for sales and refinances.
Basic Qualifications
- High Scho! ol diploma, GED, equivalent certification, or military experience
- A Bachelor’s degree or 1 year of Financial Services experience
- Proficient with Microsoft Office
- At least 1 year of experience processing Mortgage / Home Equity Lien Releases
