We currently have an several openings for top notch individuals at our Headquarters in San Antonio, Texas for the position of Lease Administrator. The Administrator will review new lease agreements to identify accounting matters and ensure proper recording of lease provisions, interprets lease agreement language in regards to required occupancy payments, including but not limited to base rent, CAM, real estate taxes, insurance and percentage rents, assists with lease administration functions and coordinate with development, corporate accounting, legal, accounts payable and any other departments as necessary, analyzes landlord billings for common area maintenance, insurance, real estate taxes and other costs to determine proper amount payable based on lease terms. This role will negotiate disputed billings from landlords, which will include correspondence with landlords, agents and inside/outside at! torneys. This role will be very involved with reconciling vari! ous general ledger accounts monthly. Assists with monthly variance analysis as required at month end. Compiles and analyzes financial information to prepare and book journal entries to the general ledger. Department liaison for disseminating pertinent lease and occupancy cost information.Responsibilities include but are not limited to the following: *Generate reports, lease agreements and abstracts that facilitate the administration of leases. *Perform occupancy cost review (desk top audits) utilizing SLIM. Identify areas of concern with respect to CAM, taxes, utilities, and other charges. *Compare invoices to the particular lease language setting forth the obligation to ensure conformity and perform year end reconciliation reviews. *Review legal documents (upon execution) and enter occupancy information in SLIM; also establishes occupancy cost payments with Accounting. *Work with landlord and A/P to set up new vendor accounts and rent. Resolve issues and provide guidance t! o Accounting regarding any occupancy inquiry. Generate reports for A/P regarding rental increases. *Create and maintain lease files and account/payable files for new stores and Visionworks subtenants.*Create basic lease abstracts. Update various reports with the new store information. Generate invoices for Visionworks subtenants and monitors timely payment. Receive and review Estoppel certificates and SNDA agreements. *Analyze and research invoices related to rents and escrows. Work with landlords on any invoice discrepancy issues and follow through to ensure that problems are resolved. *Maintain real estate files by subject matter while maintaining the integrity and confidentiality of all information as well as handling phone inquiries for the Real Estate department.*Comply with Department's written policies and procedures

  • High school diploma/GED. Some college preferred.*6-10 years' experience in retail leasing and retail or commercial property development.*Ex! cellent computer/phone skills to handle hundreds of emails/messages per! week.*Add, subtract, multiply, divide, compute rates, rations and percentages.*Exhibit sound and accurate judgment and demonstrate accuracy and thoroughness.*Ability to identify and resolve problems in a timely manner.*Strong organizational skills and ability to execute manual detailed tasks.*Ability to read and interpret documents clearly and informatively.*Ability to write routine reports and correspondence.*Exhibit empathy and good phone resolution skills.*Contribute to building a positive team spirit.*Ability to review/reading of lengthy legal documents.*Detail oriented.*Ability to work in a fast paced environment with interruptions and deadlines.Please submit your resume to resumes@hvhc.com.
