Our world headquarters is conveniently located in the Dallas / Fort Worth Metroplex, just 5 m! inutes north of Lake Lewisville of I35E.We are currently hiring a Lease Negotiator. This job exists to receive, completely negotiate and obtain full execution of leases and lease amendments annually. (On average there are 220 leases. The job also has training, oversight and management responsibility for a Lease Analyst. All incoming new leases and outgoing leases flow through this position. Train, manage, and direct new Lease Analyst position that will assist in the processing, negotiations, and execution of all company lease agreements, amendments and other real estate legal documents. Receive and log into the Access database all new store location packages from real estate site selectors after approval of Real Estate Committee - Assign store number to each location as each lease is received. There are 10 site selectors generating activity of approximately 275 approved deals per year. Maintain tracking record of current status of all leases and attend weekly meetings to re! port of issues and status progress. Review and 'red line' leas! e agreements for business points negotiated by real estate site selector and review legal points for Sally Beauty Holdings (both Sally and BSG) standard legal points. After review and mark up of lease, prepare new lease file and distribute paperwork to appropriate people within the real estate department so that each appropriate person has information relevant to the new store that is being reviewed at the time. Forward lease to legal department for additional legal review and have lease redlined for legal points. After lease is marked, return it to the landlord for their review of our comments Receive and review landlord's comments and mark lease for negotiations. Call landlord's attorney to arrange a conference call for further discussion and negotiation of the standard legal and business points. Complete the lease negotiations with attorney. If necessary, send second redline to landlord. Review final lease for execution. If acceptable, circulate them for executive approv! al and signatures - send executed copies of lease to landlord for execution signatures. Receive executed leases back from landlord. File lease file and if necessary and required by the lease, request prepaid rent from lease accounting. Upon receipt of prepaid rent check, send it to landlord. Conclude with final full execution of the lease ready for new store construction and opening.
High School grad with some college 5-7 years of paralegal certification Legal knowledge with respect to retail leases. Prior Real Estate lease negotiation. Ability to manage multiple projects at the same time. Strong organizational sills. Able to track and create spreadsheets to manage projects. Ability to manage people and prioritize multiple tasks. Ability to manage many projects and tasks. Team and goal oriented as working on leases requires input of different areas. Able to complete detailed assignments and maintain organized.
