Responsible for the timely ordering and monitoring evictions and the timely processing and monitoring of cash-for-keys arrangements to minimize risk and loss of asset value. Provide monitoring services for properties during redemption, confirmation and ratification periods.
Essential Functions/Responsibilities
The Senior Evictions Specialist will be responsible for! working through the evictions process for our clients and ass! isting with escalated issues encountered by eviction specialists. The incumbent will also work with management to assist with the distribution of workflow, as well as train and mentor eviction specialists.
Major Responsibilities for Evictions and Cash for Keys
Primary client and attorney contact throughout the eviction, cash-for-keys and redemption phase. Specialist answer straight to the client for any issues around specific files.
Order evictions through the client foreclosure attorney or client approved attorney.
Determine if "cash-for-keys" an option.
Negotiate and track "cash-for-keys" agreements with the aid of the agent. Directly communicate with the occupant via phone or email to negotiate vacate dates.
Monitor the eviction process with the attorney. Track attorney's performance and look for areas where the attorney can be more effective.
Keep client informed on the status of the eviction and "cash-for-keys" arrangement.
Monitor ! receipt of weekly occupancy updates from the agent.
Upon completion of eviction or "cash-for-keys" send file to appropriate asset specialist and notify the client.
Send cancellation and billing instructions to eviction attorney.
Maintain accurate, up-to-date information in the AMS system.
Major Responsibilities for Redemptions/Confirmations and Ratifications
Monitor redemption periods and confirmation and ratification timeframes of foreclosure sales according to state regulated timeframes.
Request shortened redemption periods through the foreclosure attorney on properties that qualify.
Obtain occupancy updates from agent on a biweekly or monthly basis.
Keep client informed on the status of the process.
Close redemption/confirmation/ratification files upon expiration of the state regulated timeframe and forward to the assigned asset specialist or begin the eviction process if occupied.
Maintain accurate, up-to-date information in the s! ystem.
JOB REQUIREMENTS:
Education
High school ! diploma or GED required
College or paralegal degree helpful, but not required
Experience
Two years mortgage banking, real estate, paralegal and/or default law office experience
Knowledge/Skills
Proficient usage of Microsoft Office products, including Word, Excel, and PowerPoint
The ability to perform proficiently at a high level in a fast paced environment, and demonstrate the ability to multi-task and prioritize tasks
